Stockland has the green light for a major over-50s residential expansion project in the southern Perth of Armadale.
The developer submitted the application in October, 2023 for 289 homes with seven different housing typologies.
The Piara Waters development will sit within the wider Wildflower Estate, which Stockland is currently developing.
The Metro Outer Joint Development Assessment panel agreed to the Armadale project at its meeting last week.
Concerns were raised in the pre-lodgement meeting about the “appearance of a closed community” but planning authorities found that the developer was able to design ‘hidden’ boundaries to the wider Wildflower estate.
Stockland's application said that the development was its “first Western Australian land lease lifestyle community for over-50-year-olds” and will be known as Stockland Halcyon Wildflower.
The new homes will be accessed via a private street network.
Facilities on site include a clubhouse, wellness and leisure precinct, and community facilities.
The 13.3ha project will also feature an indoor/outdoor pool, a yoga room, gym and barbecue area, a bowling green and three pickleball courts.
The site was rezoned from rural living and general rural uses to urban development in late 2022 to align with the Perth Metropolitan Region Scheme.
Stockland has been throwing its weight behind major projects in the past year despite difficulties within the construction industry.
In December, it pumped up its landbank, acquiring 12 masterplanned communities from Lendlease, and securing approval for a 450-home Sunshine Coast development.
