Clarence Property’s 28-Storey Olympic Hub Tower Greenlit

Clarence Property has won approval for its 28-storey residential tower at Hamilton, within Brisbane’s Olympic Athletes Village precinct ahead of the 2032 Games. The Minister for Economic Development Queensland granted the development permit under the Economic Development Act 2012, after the application was submitted at the start of the year . The 189-apartment scheme is to rise at 9 Hercules Street, a 15-minute drive north-west of the Brisbane CBD and within the state’s priority development area of Northshore Hamilton, designated to house athletes during the Brisbane 2032 Olympic and Paralympic Games. The approval covers a material change of use for multiple homes and a food outlet on the 1841sq m site, but comes with conditions. Those include that at least 5 per cent of the total floor area must be affordable housing, which must be proven before the building format plan is endorsed. The project also needs 174 resident bike parking spaces and 16 visitor spaces and all parking bays must be ready for electric-vehicle charging. The tower stack has three podium levels designed to activate the street frontage, with setbacks for better views of the CBD, Brisbane River and local open spaces, and staggered planters and vertical greenery contributing to the building’s articulated form. The Jackson Teece-designed tower would comprise a mix of apartment types and offer food and beverage facilities at ground level, plus a rooftop pool and residents’ lounge. ▲ Rendering of the Clarence Property tower at 9 Hercules Street, Hamilton. Jackson Teece director Daniel Hudson said the design sought to “achieve a subtropical design which creates a genuine place of interest at the ground level”. “The majority of the Northshore Hamilton area was originally a riverine forest, a bush scrub area, it was home to many species of local ferns and palm trees, so we saw an opportunity to create a podium design which features a unique facade treatment inspired by the native cabbage tree palms, and creates a small piece of riverine forest within Hamilton,” Hudson told The Urban Developer . “We designed apartments which sleeve the podium carparking levels that actually have balconies which sit within the canopies of the cabbage tree palms.” The tower design “targeted an efficient and rational floor plan, with apartments oriented to capture views, working within this we also wanted to achieve an expressive tower form, with slender proportions and a subtropical character”. According to Place Design Group’s planning documents, the site is close to major road arterials in an area identified as a “growth node” within the Brisbane City Plan. Place Design Group director (town planning) Angus Green said the approval reflected “renewed focus on efficiency, customer satisfaction and communication from Economic Development Queensland following a structural reorganisation over the previous months”. “Following the announcement of the Athletes Village being relocated to the RNA Showgrounds we expect there will be big changes and opportunities for the Northshore Hamilton precinct,” Green told The Urban Developer . Developer Clarence Property bought the site for about $12 million in 2018 . ▲ The tower has a facade treatment that relates to the cabbage tree palms that are iconic to Hamilton, Jackson Teece director Daniel Hudson said. Hamilton is experiencing a wave of development interest in preparation for the Games. Cousins Frank and Joe Licastro recently picked up a 1792sq m riverfront site at 92 Kingsford Smith Drive for a redesigned 15-storey tower of 72 apartments, while Double Bay developer Fortis filed plans this month for a mixed-use project at 53 Racecourse Road with 12 apartments and ground floor retail, as the area undergoes what one developer called “massive revitalisation”. Nearby in Fortitude Valley, a 28-storey illuminated residential tower was in March approved for 300 St Pauls Terrace. It will be Luxe Property Investments’ debut residential highrise development in the River City.
