Spyre Plots Boutique Riverfront Bulimba Apartments

It already has two significant waterfront properties under construction on the other side of the Brisbane River, but south-east Queensland developer Spyre is not one to rest on its laurels. 

With projects such as Glasshouse at Burleigh and Moray House at New Farm under its belt, the developer is looking to repeat its high-end successes in Brisbane’s inner-city suburb of Bulimba. 

Plans are being filed with the Brisbane City Council for the Cavill Architects-designed project, which would comprise 15 apartments on one of Bulimba’s last remaining riverfront blocks. 

The 1751sq m site at 3-9 Byron Street is adjacent to the Apollo Road ferry terminal and the Bulimba Barracks masterplanned redevelopment. 

The plans would supersede earlier plans lodged in 2024 for Vellure on Byron, an 18-apartment complex on the river, put forward by Blevio Proprietary Limited, formed by former Qld Ballet director Li Cunxin and the Talbot family. 

The apartment block would comprise a mix of three and four-bedroom residences across five levels, which Spyre chief executive Daniel Laruccia said was consistent with the developer’s aspirations of delivering “elevated living” in south-east Queensland. 

“The project emerged from a desire to celebrate Bulimba’s unique character with a carefully curated design that combines luxury, functionality, and a sense of home,” Laruccia said.

“As one of the last remaining Northern-river addresses in Bulimba, this project presented a rare opportunity to deliver an apartment series [of this calibre].”

Laruccia said the project would offer a quality-driven luxury project aimed at owner-occupiers. 

Spyre director Andrew Malouf said there was a “synergy” between the developer and Cavill Architecture, which it engaged to design the project. 

“To secure an architect of this calibre on a site of this stature is incredibly exciting for our team,” Malouf said. 

The design takes inspiration from the site’s industrial heritage, paying homage to the prominent shipyards that lined this stretch of the river’s edge throughout the 20th century.

The Bulimba project adds to the developer’s growing portfolio, and neighbours Shayher Group’s landmark Bulimba Barracks redevelopment. 

In May last year, Shayher Group advanced plans for the next portion of its masterplanned community, comprising 69 one, two and three-bedroom units.

The low to medium-rise scheme, designed by Buchan architecture firm, is earmarked for a 6382sq m portion of the 20ha former naval base.

Spyre’s Bulimba project is expected to commence construction in late 2025, subject to the council’s approval, and completion is slated for 2027.
