Spotlight Makes $30m Bet on Site Next to Gold Coast’s Dreamworld

Spotlight Property Group has bought a 2.78ha site beside Dreamworld on the Gold Coast for $30 million with plans to build a retail centre.
Colliers large-format retail director Marlon Crawford negotiated the off-market sale of the two-lot holding at Lots 170 and 171 Dreamworld Parkway, Coomera, on behalf of vendor Gordon Corp.
The site has Pacific Motorway frontage. The price equates to about $10.8 million a hectare.
Spotlight Property Group (SPG) plans to build a retail centre and said the broader holding could also suit complementary retail and large-format showrooms. Details of the centre’s size, tenants and timing were not provided.
Gordon Corp director Tim Gordon said the company had weighed up options for the site before selling to SPG.
“We had considered subdivision options for the site, but SPG presented a compelling opportunity to sell the holding to a genuine occupier with the vision and capacity to realise its potential,” Gordon said.
Spotlight Property Group director Zac Fried said the location offered exposure to local customers and visitors.
“The Gold Coast’s visitor economy and the continued growth of Queensland make Coomera an exciting location for retail,” Fried said.
The Gold Coast had more than 14 million visitors in 2025, who spent $8.9 billion. Queensland record a net interstate migration gain of 14,718 people in the year to March 2026.
The sale follows approval by the Queensland Government for a masterplan for Dreamworld owner Coast Entertainment Holdings’ 55ha Coomera landholding. The masterplan includes a precinct for housing and accommodation alongside retail, business and hospitality uses.
Spotlight Group, of which SPG is the property arm, developed the $92 million Brendale centre at Moreton Bay, anchored by a 6000sq m Anaconda Adventure HQ that opened in September.

Crawford said the deal showed demand for well-located land that could accommodate business operations while offering strong customer visibility.
“Queensland’s large-format retail investment market continues to attract significant capital, with translation volumes increasing 53 per cent year-on-year to $409 million in the 12 months to September 2026,” Crawford said.
