Plans for a midrise block in a Gold Coast urban area earmarked for renewal have been filed to replace an approved highrise project.

The new development application for 40 and 42 North Street and 15 Rose Street at Southport details an eight-storey tower of 35 units.

Levels one to five would consist of two-bedroom units with open-plan living, dining and kitchen areas, an ensuite and separate bathroom, as well as a study and laundry.
