Development Site Hits the Block in West Brisbane

9545cf52-a446-409e-960d-0a58f8be7d5c

Expressions of interest are being sought for the sale of a house and development site situated within the well-established residential and leafy locality of Bellbowrie.

The asset at 3262 Moggill Rd, with a land area of 7,446sq m and a highly exposed three-street frontage, comes with an architecturally designed house with pool and tennis court, already on site.

Ray White Special Projects Queensland associate director Andrew Burke said the "island" nature of the site offered potential buyers a magnitude of development opportunities.

"Because of its three street frontage, it gives buyers not only excellent exposure and access but also flexibility of design for any future use," Burke said.

"With the asset's proximity to local amenity and being only 25 mins from the CBD, this really is an exciting opportunity."

"The site is currently zoned as low-density but would suit a number of development options including residential subdivision, townhouses, childcare, aged care and retail.

"An astute investor may consider land-banking the asset for the future or simply occupying and enjoying the architecturally designed four-bedroom, two-bathroom house already on site."

Ray White Special Projects Queensland associate director Matthew Fritzsche stressed the local amenities and transport would be added draw cards for potential buyers.

“The surrounding location delivers a country ambience in a much sought-after location, ideally suited to families, couples and retirees,” Fritzsche said.

“The area is perfectly positioned away from the commotion and clamour of city life, but still providing excellent accessibility to all major transport routes and key business nodes for south east Queensland.

“Local council bus services run along Moggill Road, while the Moggill Ferry is located just to the south, providing direct vehicular access to the Ipswich Motorway.

“Bellbowrie Shopping Plaza is located only two minutes away to the north, consisting of a Coles Supermarket, Terry White Chemmart, BWS, adjoining Bellbowrie Tavern and multiple supporting retailers.

“To complement, the area benefits from excellent proximity to multiple schools and child care centres including Mother Duck Childcare & Preschool Bellbowrie, Moggill State School to the south and Pullenvale State School to the north.”

Expressions of interest close on Tuesday 20 November at 4pm.
