LEC Approves Orosi’s Rose Bay Wellness-Led Apartment Plan

A luxury shoptop development with a wellness centre focused on anti-ageing has been approved for Sydney’s blue-ribbon Rose Bay after a successful appeal to the NSW Land and Environment Court.
Sydney developer Orosi Developments took the $250-million project to court after the Waverley Council failed to determine its development application within the prescribed timeframe, triggering a deemed refusal.
The proposal, filed in June 2024, spans four adjoining sites at 439–441 Old South Head Road, 443–445 Old South Head Road, 1 The Avenue and 3–5 The Avenue—which Orosi says is the largest development site to be assembled at Rose Bay.
