Cobild Wins Orchard Piper One Toorak Place Contract

Orchard Piper has appointed Cobild as construction partner for One Toorak Place, a $400-million mixed-use development in Melbourne’s Toorak that has already secured $150 million in sales.

The eight-storey project on Carters Avenue comprises 44 residences, boutique commercial suites, curated retail spaces and a hospitality precinct operated by restaurateur Chris Lucas.

Kerry Hill Architects designed the scheme as an addition to Toorak Village.

The collection of three and four-bedroom apartments is priced from $3.85 million a home.

Orchard Piper director Rick Gronow said the sustained demand for One Toorak Place meant the developer could fast-track site-preparation works, which started in December 2025.

“We’re pleased to now be moving into construction with Cobild, who successfully delivered our $125-million Toorak Village project on Mathoura Road,” Gronow said.

Gronow said Cobild’s understanding of the developer’s commitment to design excellence and expectations around quality and execution provided confidence in project delivery.

Cobild chief executive Rotem Rotenberg said the ongoing partnership reflected shared values and a mutual commitment to deliver projects of outstanding quality.

Construction has begun and completion is expected in 2028.

The Stonnington Council approved the project in July 2024 but imposed a condition requiring Orchard Piper to reduce the building from eight to six storeys.

Orchard Piper appealed to the Victorian Civil and Administrative Tribunal, which ruled in the developer’s favour and removed the height restriction.

The tribunal directed the council to issue a modified planning permit allowing the full eight-storey development to proceed.


One Toorak Place will be Toorak’s first hotel-style residential building, offering integrated services including concierge, private car transfers and on-site security.

Lucas’ hospitality precinct would provide catering, cellar services and events for residents.

The wellness centre will have a 25m pool, gymnasium, sauna, steam room, cold plunge, spa and treatment room. There will also be a dedicated lounge, business centre and golf simulator, alongside practical facilities including dog-wash and car-wash bays.

Orchard Piper has delivered projects across Melbourne’s premium addresses over nearly two decades, with an emphasis on “architectural craftsmanship through collaboration with design specialists”.

In December last year, COMO Hotels and Resorts was announced as the operator for The Carter Building, Orchard Piper’s $300-million hotel, spa and serviced residences project on St Kilda Road.

Construction commenced in August last year on the development, which features 102 hotel rooms across the first nine levels and 54 private apartments above.

Kerry Hill Architects also designed the property, having previously completed COMO The Treasury in Perth. The project is scheduled to open in early 2028.
