Motor Inn from 1960s Slated for 170 Homes in Melbourne’s Carnegie
A motel that first opened in the 1960s would make way for a 170-home development in Melbourne's south-east under plans now before the Victorian Government.
Norus Projects has filed its plans with the Department of Transport and Planning for the site of the Carnegie Motor Inn at 1102-1106 Dandenong Road, about 13km from the CBD.
Norus, described in the planning documents as “experienced developers with investment secured to build immediately upon planning permit issue” have four projects in progress, funded by Westpac and NAB, according to the developer.
Its completed projects include a 71-apartment scheme completed in 15 months on a site on Glent Huntly Road, also at Carnegie.
The project includes 10 per cent affordable housing delivered through a cash contribution equivalent to 3.2 per cent of the cost to be paid to the Social Housing Growth Fund.
Under the plan, the ageing motel on the 2496sq m site would be demolished to make way for the 13-storey tower.
The site in the Carnegie Major Activity Centre (MAC) is 190m from Carnegie Train Station and 10m from the Carnegie Shopping Centre. It is zoned for mixed use.
Of the 170 units, 15 would be one bedroom, 67 one bedroom with a study, 83 of two bedrooms and five would be of three bedrooms.
There would be a 250.2sq m communal rooftop terrace with two levels of basement car parking for 167 spaces.
Designed by Life Architecture, the apartments are aimed at “mid-range owner occupiers” with an emphasis on market affordability, the developer said.
The permit application from Ratio Consultants said the site was part of an area identified for ongoing urban change, with higher density developing around the main arterial Dandenong Road.
It said the Norus proposal would redevelop an “underutilised, strategically significant site that benefits from strong access to public transport corridors” and result in net community benefit by increasing homes at Glen Eira and the Carnegie MAC.
As well as a 218-home project in the Clayton activity centre in Melbourne’s south-east, Norus has two projects of 75 and 30 homes at Sandringham, an eight-storey development on the Burwood Highway and a 75-unit project at Ivanhoe in progress.
