Walker Corp Reveals 740-Lot Stage of Adelaide Masterplan

Walker Corporation is moving ahead with its $3-billion Riverlea Park project, filing plans for the next phase of a masterplan in Adelaide’s north.

The Sydney-based developer’s proposals for the first stage of Precinct 3 of Riverlea Park are now open for consultation as a state development. 

Precinct 3 requires “extensive investigations” and detailed masterplanning, with the land earmarked for the expansion currently used for cattle and sheep grazing, and cropping. 

Precinct 1, which has already been delivered after beginning construction in 2021, comprises 830 residential lots, while Precinct 2, now approved and under way, will be the biggest of the three precincts at 2749 allotments.

The first stage of Precinct 3 would deliver 736 lots across six subdivision stages.

It would include a minimum of 15 per cent, or 143, affordable homes. 

Within the City of Playford, the 1340ha Riverlea precinct is 30km from Adelaide CBD. 

Walker Corp began the project in 2007, filing a major development application for staged residential and commercial development. It was amended in 2014 to add Precinct 2 to the project.

The masterplan, formerly the Buckland Park Country Township proposal, is developing a new suburb after the boundary realignment and name change to Buckland Park in 2022.

An estimated 12,000 homes would be delivered by the total project to become home to 33,000 residents and include schools, and retail and commercial activity centres.

It said that the future expansion would support the implementation of the state’s housing objectives, encouraging the growth of northern Adelaide with a focus on the north-western spine. 

The Greater Adelaide Regional Plan identifies significant planned investment in wastewater and water infrastructure in the Outer North, allowing further housing, including at Riverlea, to be unlocked. 

Walker Corp anticipates that Riverlea will take 25 years to complete.  Precinct 3 marks the development of the third of four lots in the development.

Plans for the Precinct 3a project will be on exhibition until January 14, 2026.

The biggest housing development in SA when it launched, Riverlea Park has since been joined by other major developments including the 1860ha Gifford Hill project at Murray Bridge of 17,100 homes, led by Grange Development and the Costa Property Group.
