New Tower Plans Pitched for Broadbeach Strip

Dubbed OBR 108, it sounds more like a Star Wars droid than a Gold Coast highrise development proposal.

Queensland-based developer 5Point Projects has pitched plans for a 26-storey residential tower along Broadbeach’s Old Burleigh Road.

The Cottee Parker-designed scheme accommodates 37 high-end apartments with the tower topped by three full-floor sub-penthouses and a two-level penthouse.

Earmarked for a 827sq m site at 108 Old Burleigh Road that changed hands in July last year for $6 million, it is up the road from Faro—a 21-level tower to which 5Point and Bottega Group are putting the finishing touches.

If approved, OBR 108 would replace River Dell, an early 1970s-built two-storey block of six units.

According to an Urban Planning Services assessment report, the tower proposal would “deliver a residential development, adopting innovative design and a sophisticated composition of materials to create a distinguished built form and enhance the character and quality of the site”.

“Overall, the proposed development presents a unique and innovative urban rejuvenation of the subject site, further ensured through the high-quality architectural design that affords a comfortable, luxury living environment located within the central location of Broadbeach,” it said.

Under the plans, it would provide 23 residential levels with a mix of 32 three-bedroom and 5 four-bedroom apartments.

As well, a double-storey communal recreation area spanning 293sq m is planned across levels 20 and 21—comprising a pool, outdoor dining, spa, sauna, steam room, gym, private indoor dining, work-from-home spaces and recreation room.

The ground-level design prioritises public interaction and street appeal.

“The buildings entrance from Old Burleigh Road has been carefully considered,” a design statement said. “It contributes positively to the streetscape and the public realm by utilising…a significant amount of landscape at the street edge and in the foyer [and] timeless, high-quality robust materials and finishes.”

Three basement levels would accommodate 74 resident carparking spaces and bicycle storage.
