Aura Files Two-Tower Seniors Plan for Ashgrove Golf Course

A slice of one of the closest 18-hole golf courses to the Brisbane CBD is slated for redevelopment under plans for a two-tower retirement living project. Aura Holdings has partnered with Ashgrove Golf Club to lodge the proposal for the 87-year-old course in the city’s inner north-west. Under the plans, a 7145sq m lease area would be carved out of the south-east portion of the club’s 40.6ha holding for 76 independent living apartments across two 10-storey buildings. The broader golf course—established in 1939 on land that that was originally a dairy farm and market garden, about 8km from the Brisbane CBD—would be retained. “Importantly, the proposal supports the long‑term financial viability and continued operation of the Ashgrove Golf Club, enabling the retention of an 18‑hole golf course that serves a district‑level recreation function,” the documents said. If approved, the proposal would not be the first development divot Aura Holdings has taken out of a golf course and it comes as mounting housing pressure forces new density into Brisbane’s traditionally low-rise suburbs. The lodgment also follows US alternative investment firm Stonepeak investing in the Queensland-based retirement village developer with up to $1 billion of available capital to propel its next phase of growth. ▲ Renderings of the midrise retirement living development proposed by Aura Holdings to be integrated into the Ashgrove Golf Club’s landholding. Overall, the Cox Architecture-designed scheme includes a mix of 35 two-bedroom and 41 three-bedroom apartments across two building clusters fronting Waterworks Road and the golf course. Split into two midrise wings to reduce perceived bulk, the buildings frame a central landscaped courtyard anchored by recreational amenities including a pool and wellness area. As well, a bar and billiards area, wine room and rooftop garden with shaded seating and a dog wash facility are planned as part of the development’s 1695sq m of communal open space. Basement and on-grade parking would be provided for 105 vehicles, including resident, staff and visitor spaces. “The development has been designed to respond to the open, landscaped setting of the golf course and the low-density residential character of the surrounding area,” a planning report prepared by Urbis said. ▲ A rendering of the view from Waterworks Road of the midrise retirement living development proposed for the Ashgrove Golf Club’s landholding. “The golf course provides a substantial physical and visual buffer, creating a clear separation between the proposed buildings and surrounding residential areas and establishing an appropriate landscape interface. “The overall design maintains the green, open character of the locality and is consistent with the intended form and character of the area.” Aura Holdings—co-founded by former RetireAustralia duo Tim Russell and Mark Taylor—has been behind similar retirement living developments at Indooroopilly Golf Course, McLeod Country Golf Club at Mount Ommaney and Toowoomba Golf Club. According to the application, the proposed development targets a shortfall in retirement accommodation across the Ashgrove catchment, where population ageing is outpacing the delivery of suitable housing. “In the absence of dedicated retirement housing, older residents are left with few viable downsizing options, typically defaulting to standard apartments that are not designed to support ageing in place,” the planning report said. “This mismatch between demographic change and housing provision represents a structural shortfall in the local housing system and underscores the need for new, purpose-built retirement accommodation within the catchment.”
