Mosaic Shovel-Ready on Coast Expansion

Mosaic Property Group continues its south-east Queensland expansion on the Sunshine Coast, filing plans for a two-tower apartment development overlooking the beach at Cotton Tree.

The Maroochydore development comprises two eight-storey residential buildings with 41 apartments across the two buildings. 

The Bureau Proberts-designed project is on an 1821sq m amalgamated site of three house blocks at 17 The Esplanade, and 62-64 Memorial Drive.

It’s the third Mosaic project in Maroochydore off the back of the 86-apartment Avalon on Duporth Avenue and the sold-out Lorient, a 15 penthouse tower next door. 

Building 1 fronting the esplanade comprises seven whole-floor apartments, while building 2, which fronts Memorial Drive, will accommodate 33 apartments across the bigger floorplates. 

“Inspired by the natural coastal surrounds of Maroochydore, Cotton Tree comprises of two architecturally designed mid-rise apartment buildings that uniquely respond to the local context,” the design report said.

“Taking cues from the sweeping headlands, both buildings complement the other with articulated facades, soft scalloped forms and lightweight screening elements representing the coastline carved by the ocean over time. 

“The Memorial Avenue building is presented by strong external forms, luxurious but resilient materials and a focus on generous outdoor living areas.

“The Esplanade-facing building is a unique architectural statement, with sculptured edges that ebb and flow across the building’s exteriors.”

A ground plane connects the two buildings as well as recreational facilities including a pool. 

Mayroochydore is undergoing significant development as construction ramps up in the emerging $2.5-billion CBD.

But finding development opportunities is not easy on the constrained Sunshine Coast.
 
In November, 2020, Walker Corporation, SunCentral Maroochydore and the Sunshine Coast Council inked a development deal worth $2.5 billion to develop the city centre.

The deal will deliver 160,000sq m of commercial and retail space and about 4000 residential apartments during the next 15 to 20 years.

Maroochydore’s city centre has also been earmarked for a 2032 Olympic village.

Walker Corporation is delivering 1374 beds to host athletes competing on the Sunshine Coast in football, basketball, marathon, mountain biking, cycling and kiteboarding.
