Plans for Gold Coast Lifestyle Hub Spin-Off Upscaled

The developer behind a popular high-end beachside dining and lifestyle hub is doubling down with upscaled plans for its mixed-use spin-off up the Gold Coast Highway. Dankav—led by Daniel Veitch—has filed a revised proposal for The Alfred at Mermaid Beach, the follow-up to its lauded The Oxley 1823 at Nobby Beach. Under the reworked plans, the proposed development has been given a height and yield uplift—from its approved 7 storeys with 80 units to 12 levels comprising 162 apartments, including 98 short-term accommodation units, plus amenities. The proposed tower will rise to 36m to the top of the uppermost residential level but 42.7m to the top of the lift overrun, which exceeds both the mapped building height provisions and the 50 per cent uplift afforded under the city’s strategic framework. However, according to a submitted planning report, the height increase is “justified and appropriate in the context of the site and its setting”. Other key changes include the relocation of communal recreational amenities to the rooftop, the addition of an extra basement carparking level, refinements to its architectural and landscaping designs, and the repositioning of a pedestrian plaza to enhance street-level activation The Alfred is earmarked for the 4095sq m site of the Mermaid Beach Village retail centre at 2375 Gold Coast Highway, which also has frontages to Alfred and Tamborine streets. It has been designed to “evoke mid-century modernist hotel and holiday architecture” with a podium conceived as a series of two to three-story masonry buildings and a facade broken into three distinct elements. Dankav’s initial plans were given the go ahead by the City of Gold Coast just last week. The change application seeks to “improve upon the approved development by delivering greater efficiency in design and functionality, enhancing the pedestrian experience, and refining the architectural and landscape response to establish a genuine integrated precinct at the doorstep of the light rail”. ▲ Renderings of the revised scheme for The Alfred mixed-used development proposed for 2375 Gold Coast Highway at Mermaid Beach. “The proposal builds upon the foundations of the existing approval while introducing a series of targeted amendments that collectively strengthen the development’s contribution to the Mermaid Beach Neighbourhood Centre and its integration with the adjoining Light Rail station,” the documents said. The short-term accommodation component has been added “to activate the precinct, support tourism and visitation, and strengthen the integration of residential and commercial uses within the development”. Designed by studios BDA Architecture and J. AR Office, the revised tower scheme comprises eight levels of apartments—comprising studio, one and two-bedroom units—sitting above a three-storey podium and four basement levels with 373 carparking spaces. Capping the proposed development is 1538sqm of rooftop communal recreation space—865sq m for the use of its short-term accommodation occupants and 673sq m for residents—including two pools, a sunset terrace, cabanas, plunge pools and spas, bar and dining areas. Overall, the plans indicate more than 2600sq m of retail, office, food and beverage spaces plus outdoor dining areas would be spread across the ground floor, level 2 and 3. Level 3 also would provide an additional 275sq m of communal open space featuring a circular pool and tiered outdoor dining area. “An opportunity exists to create a flagship mixed-use development that redefines the urban experience along the Gold Coast Highway,” an architectural statement said. “A high level of convenience and activation will be achieved through small format retail and commercial tenancies, active shopfronts, pedestrian laneways, alfresco dining areas, and high quality landscaped public spaces. “Collectively, these elements will create a vibrant micro community that strengthens the role of Mermaid Beach as a well connected and lively centre.” Dankav’s The Oxley 1823 opened in December of 2023 at Lavarack Road, Nobby Beach. It is a contemporary boutique shopping, dining and lifestyle precinct with a mix of supermarkets, food and beverage outlets, offices, and eclectic retail spaces.
