Shoptop Plans Revealed for ‘Transitioning’ Sydney Suburb

 The “character transition” of Sydney’s Mascot is rolling on, with a residential-on-retail tower the latest plan to be filed.

The five-storey proposal submitted to Bayside Council for a Botany Road site comprises 13 residential apartments on top of ground-floor commercial space. 

The two ground-level commercial spaces of 79.4sq m will be joined by a residential entry lobby off 1025 Botany Road, with 11 carparking spaces. 

The apartments will be a mix of five one-bedroom apartments, six studios and two two-bedroom apartments.

Private developer Richard Solomon brought in architects at Archispectrum to design the building, which is designed to be  “compatible with the nearby Botany local centre and neighbouring developments”. 

However, the Bayside local environmental plan prescribes a 14m height limit,while the proposal is seeking 16.5m, which the developer said was limited to the recessed upper level. 

The neighbouring building has such a height, which the developer said means its proposed tower would be compatible with other developments and “the existing and desired future character of the locality”.

“The surrounding area is undergoing a character transition with future developments along Botany Road to replace outdated single-storey homes with mixed-use, four-to-five-storey developments,” the application said.

The nearby area along Botany Road is a mixture of low-density houses and medium-density mixed-use developments.

Mascot, 16km south of the Sydney CBD, has had its fair share of development in recent years, including a two-tower commercial project filed last year, however, residential projects have been thinner on the ground.

The spotlight has been on the suburb for all the wrong reasons too after a series of building quality issues impacting high-rise apartment buildings included Mascot Tower.

Earlier this year, City West Housing filed plans for an affordable housing project in neighbouring Alexandria at 330-332 Botany Road, part of the Green Square Town Centre.

City West’s plans for the site, which is residual land from the creation of the Ashmore Connector East Road, include 275 apartments across two buildings of nine and 11 storeys building with communal open space, basement level carparking and space for retail or commercial tenancies on the ground floor.
