Marriott Secures Approval for $80m Hotel in Western Sydney

Plans for a new Marriott hotel in Sydney’s western suburbs will move forward after securing council approval.

The $80-million development will be built on a 5400sq m site at 93 St Hilliers Road, Auburn.

The project, due to break ground later this year and be completed early in 2023, is being overseen by Sydney-based developer T1 Constructions, headed up Ze Ning He and Timothy He.

The hotel development has undergone a 12-month application process and was this week approved by Cumberland City Council.

The six-storey, 203-room hotel, to operated under the Courtyard by Marriott brand, will feature a rooftop swimming pool, fitness centre and a 400sq m ground floor restaurant.

The hotel will also feature 370sq m of meeting and event space, and 80 car parking spaces for the ground floor and basement levels.

Courtyard by Marriott operates 1213 hotels worldwide and was established 35 years ago by parent company Marriott international as a mid-range offering primarily for the business and travelling family sectors.

Its latest addition in Auburn will be close to the Parramatta River, Sydney Olympic Park and the gateway to attractions of the south-west including the Royal National Park and the beaches of the South Coast.

“Taking inspiration from the local gardens, the hotel is committed to integrating natural elements into its design, creating natural artistic conception and strengthening the integration of the environment and interior space,” a T1 spokesperson said.

The developer is also close to completing a $150-million, 372 apartment project in Mount Druitt and $160-million, 408 apartment project in Blacktown.

T1 also has another Marriott-partnered development proposal before the council for a 3160sq m site at 17-21 First Avenue in Blacktown.

The hotel, to be operated under the Four Points by Sheraton brand, would have 202 guest rooms, all-day dining, a cafe, and conference and function space.

The project will also feature 50 residential apartments and 261 student accommodation units with separate entries and lifts for each.

The council’s decision on the 22-storey, Jackson Teece-designed hotel is due in the coming weeks.

The developer expects to begin construction later this year with completion earmarked for 2024.

“Auburn and Blacktown are rapidly growing communities with a range of demand drivers for visitor accommodation,” Marriott International senior director of hotel development Richard Crawford said.

“Marriott International is therefore pleased to collaborate with T1 Constructions to deliver what will be outstanding developments as we move into this exciting new phase of our expansion.”

In nearby Parramatta, plans by American hotel giant Hilton for a 5-star, 29-storey hotel on the corner of Macquarie and Marsden streets are advancing albeit at a slower pace due to the Covid-19 pandemic.

Demolition of the existing building on the site was due to begin late last year but was pushed back to the last quarter of 2021.

The new hotel will offer 240 guest rooms and five suites as well as three meeting spaces and an executive lounge. Additional offerings will include a restaurant, bar, fitness centre and outdoor pool.

Pro Investment Group is also pressing ahead with plans for a 239-room Holiday Inn Express on Smith Street in Parramatta while Sydney-based developer Coronation Property has broken ground on a 55-storey hotel, to be operated under the QT brand, on Phillip Street.

The Woods Bagot-designed tower has 250 guest rooms, restaurant, meeting and event spaces and a grand ballroom over 18 storeys, with the remainder of the tower’s 35-storeys dedicated to 314 apartments.
