Mancini Made: Vertical Integration Drives Builder

“After soccer games we used to go to his sites as little kids and walk through the frames.”
It’s a core memory for Mancini Made director Anthony Mancini that underpins the passion for the industry that he and his brother, former footballer, architect and fellow Mancini Made director Paul Mancini share.
Their Italian-born father worked in real estate full time as the boys were growing up and, with the help of their Australian-born mother, started developing projects for the family as Dad had a building licence.
That love of development and behind-the-scenes know-how was passed down to the three brothers in the family, leading to Paul and Anthony founding Mancini Made as a custom home construction business in 2011.
The first build was in 2012, at which time Paul was operating the business alone. Anthony joined in 2014 after completing his qualification and gaining experience in the construction industry.
Through multiple companies they design and build custom homes and apartments for clients across all locations and suburbs in Victoria.
After more than a decade in business, Mancini Made has completed more than 230 projects and has over 40 staff across three businesses.
But it has not been without its challenges—one of which was the pandemic.
The supply chain disruptions and material delays that plagued this period, drove up costs and blew out project timelines. For Paul and Anthony, the biggest issue was timber for framing.
So, they chose to pivot and turn their single business into two, investing in steel frame fabrication technology to create trusses and walls.
“You kind of learn as you go that you can vertically integrate some parts of the business that will make you run more efficiently and create a better customer offering,” Anthony Mancini said.
“You become more appealing to more clientele. We turned a negative into a positive.”
That arm of the company is Framed by MM, while a third wing—the architecture side of the business—is Home by MM.
It’s a move that gives Mancini Made more flexibility to weather challenges.
“The easiest thing to save money on is the structure” Anthony Mancini said, discussing value management.
“So, through us managing our own walls, we manage the structure, which helps us to deliver client expectations.”
Of course, challenges persist.
“I think the main obstacles over the past few years are external conditions: finance, Covid, material price increases, material shortages … we had a bank enquiry in 2018, timber supply issues, the global financial crisis and interest rate increases,” Paul Mancini said.
“It’s been quite difficult for the Victorian construction industry over the past few years.”
The brothers have overcome these challenges and business is good.
“It’s because of our various sources of work—and Instagram is huge for us” Anthony Mancini said.
Mancini Made primarily designs and builds projects for clients, but is also often asked by clients to tender for building services on other projects.
Most of the company’s work comes through word of mouth, referrals and repeat business, amplified by the fact they work across both custom houses, multi-residential projects and apartments.
Mancini Made is super versatile and has a diverse offering.
