The Gold Coast is fast becoming the residential development centre for Australia with a wave of mid- and high-rise apartment and hotel projects planned along the famed coastal line. From the $2-billion new waterfront casino to Harry Triguboff’s second apartment skyscraper in as many years—as well as a number of high-end boutique apartments projects—the city is primed for major development and growth. The Star Gold Coast The Star Entertainment Group’s $2-billion mixed-use residential and hotel towers at Broadbeach Island will comprise 1200 hotel rooms, suites and 900 residences across four towers. The project’s first stage, Tower One—due for completion in 2022—features 423 apartments and a 316-guest room Dorsett hotel above a 12,000sq m podium with 3600sq m of retail space. The second stage of The Star Residences, the 63-storey Epsilon, will house 457 residential apartments, a 5-star hotel, expected to be a Marriott brand W Hotel, and retail offering of fine-dining, gourmet delis, cafes and wine bars. The $340-million development includes 108 apartments with an average price point of $3 million for the site at 7-9 Northcliffe Terrace. Central Equity bought its initial Garfield Terrace site in 2007 and spent $18 million and 14 years amalgamating a further 19 titles. The developer will deliver a 56-storey ‘luxury’ apartment tower, Pacific One, at Garfield Terrace, Northcliffe, its first outside Melbourne. ▲ Pacific One will be a 56-storey residential unit tower on a 3300sq m site on the corner of Frederick Street and Garfield Terrace. The project will comprise a total of 333 apartments across its 30-level and 40-level towers, both topped with two sub-penthouses and a penthouse. A fourth-level recreational podium will include a 25m lap pool, outdoor dining and barbecue area, a spa and steam room, Zen garden, yoga deck, resident’s lounge and kid’s club playground. ▲ The development is planned for the iconic Niecon Plaza which Iris Capital acquired for $58 million in early 2021. The four-tower project will be built across a 1.3ha site at 112 Ferny Avenue, the former site of collapsed developer Ralan Group. It will be built above a mezzanine level and a three-storey consolidated podium for 1250 parking spaces. The podium will be topped with a “waterway lagoon” with tropical landscaping and poolside water retreats, in addition to food and beverage tenancies, retail and open space. ▲ La Pelago will mark Gurner’s second large-scale Queensland development following its $500-million, 1000-apartment project in Fortitude Valley in 2019. Rising 44-storeys above its seaside setting, each residence is perfected by the timeless qualities of refined design and craftsmanship. Home designs include a selection of two-bedroom plus media room, and three-bedroom plus media room apartments, sky homes, sub-penthouses, and penthouses. ▲ The 1800sq m waterfront site at 272 Hedges Avenue was originally snapped up by Sunland for $13.4 million in June 2017. Tower one will offer 45 one-bedroom, 218 two-bedroom, 93 three-bedroom and 26 four-bedroom apartments. Tower two will offer 45 one-bedroom, 99 two-bedroom, 88 three-bedroom and 23 four-bedroom apartments. ▲ Tower one will reach 246.8 metres in height while tower two will each 177.8 metres. Prices for the full-floor luxury apartments at Luxe Broadbeach will start at $4.95 million for the entire 374sq m floorplate. The project, near the famous surf breaks of Duranbah, Snapper Rocks, Rainbow Bay, Greenmount, Coolangatta and Kirra, features only nine residences—eight full-floor three- bedroom residences and one two-story four bedroom penthouse. One of the largest artworks ever commissioned for a private development in Australia will also feature at Awaken Residences–in fact, it will occupy up to 200sq m of the building’s eastern facade. ▲ In May 2021, a California-based businessman and his Australian wife have just forked out a Gold Coast record of $8.15m for a luxury penthouse in the yet-to-be-built Awaken project. Mosaic Property Group sold 95 out the luxury Mermaid Beach project after just two weeks. The 14-storey tower will be called the De-Luxe Apartments after the mid-century De Luxe Theatre and Old Burleigh Arcade, which were incorporated into the design. The 90-year-old building—a popular cinema and dance hall from the 1930s—was remodelled in 1955 and again in 1976, with most of its original fixtures removed. ▲ Weiya purchased the 1667sq m site for $18.5 million midway through 2019 and lodged plans to develop the site a year later. The existing unit blocks will be demolished to make way for the two 25-storey towers, which include a three-storey podium structure and 394 car parks over three-levels of basement car-parking. ▲ The Mondrian Gold Coast hotel and private residences comprises of a 5-star hotel tower with 208 guest rooms and a separate private residential tower. Natura is Spyre Group’s third Gold Coast project, following on from its $80-million Elysian Broadbeach tower. It features an indoor-outdoor pool encompassed in lush green surrounds, a dining area and reflexology pool as well as a wellness space. ▲ The development replaces an existing mid-level apartment building developed by Mimi Macpherson, the sister of Australian supermodel Elle. Assana’s design included 47 residential levels, a ground floor lobby and retail area as well as communal facilities on the mezzanine and level 10. There would be three five-bedroom apartments, 63 two-, 64 three- and 16 four-bedroom apartments in the tower. ▲ Assana will feature large floor plans with up to four bedrooms in each apartment. The project spans 14 levels and features two-, three- and four-bedroom residences, as well as five premium beach houses, with 90 per cent of the offerings including two car parks each, while the penthouses and beach houses feature three. To be built over three stages, the redevelopment’s first stage includes a 15-storey tower comprising 200 residences aiming to tap the owner-occupier market. The site’s second stage includes a 10-storey residential tower and a boutique hotel as part of the third stage. ▲ The Kirra Beach Hotel redevelopment will include a retail and hospitality laneway.
