Lanser Reveals 1000-Home Scheme for South Aust’s Onkaparinga Heights

South Australian developer Lanser plans to deliver about 1000 new homes in a $750-million project south of the Adelaide CBD over the next decade.

In its first government partnership, Lanser will work with South Australian land development agency Renewal SA by leading the masterplanning and delivery of the development, Onkaparinga Heights, 38km from the city centre.

Lanser managing director Shaun Bowden said Onkaparinga Heights would set a benchmark for integrated suburban living.

“At a time when housing affordability and supply remain critical issues across the state, our focus at Onkaparinga Heights is to deliver well-designed, well-connected and attainable homes without compromising on quality or community values,” he said.

“With coastal views and excellent connectivity to the city, Onkaparinga Heights presents a blank canvas to create a connected and vibrant new community in Adelaide’s south.”

The development will offer a mix of housing types, including homes on blocks of more than 500 square metres.

Lanser, founded in 1999, has delivered 29 developments in South Australia since 1999, bringing more than 4500 allotments to market. Its projects include the Aston Hills and Clover Wood projects in the Adelaide Hills, and Virginia Grove and Miravale in Adelaide’s northern suburbs.

Onkaparinga Heights is at the southern end of SA’s Southern Expressway, with access to beaches and the McLaren Vale wine region.

The development, estimated to represent about $750 million in completed market value, will include extra-large allotments with frontages of more than 18m and smaller blocks for courtyard homes, villas and townhouses.

A minimum of 20 per cent of homes will be affordable, sold through HomeSeekerSA.

A large parcel of land on the site will be developed to include childcare, retail and hospitality amenities to support the new community.

At least 10.8ha of public open space, equating to 16 per cent of the 67.6ha site, will be dedicated to public use.

Early plans include tree-lined streets and a network of open spaces and pedestrian and cycle paths.

Under Lanser’s agreement with Renewal SA, a minimum of 942 standalone residential allotments will be developed on the site.

Renewal SA acting chief executive Shane Wingard said homes built beyond that may include an aged care facility and a small number of units or apartments.

“With the North South Corridor set for completion in 2031, delivering a non-stop 78km from Aldinga to Gawler, the southern suburbs are well positioned to realise their full potential,” he said.

Required sustainability measures include light-coloured roofs to reduce heat absorption, a mature tree canopy of more than 30 per cent and water sensitive landscape design.

Homes will be required to achieve a minimum seven-star NatHERS rating for homes and a five-startar Green Star Communities rating for the development as a whole.

Lanser will now seek approvals to start site planning, land division and civil works, with on-site works targeted to begin in the second half of 2027 alongside the launch of a public sales campaign.

The site adjoins a privately owned parcel of land under development by YAS Property & Development that is also expected to deliver about 1000 homes.

A major rezoning of the Onkaparinga Heights site in early 2023 converted 235ha of rural land into a masterplanned neighbourhood zone.

SA Water completed the first stage of enabling works earlier this year, installing more than 1.1km of new trunk water main to support southern development parcels in the area.

Last month, SA Water also started delivering permanent wastewater infrastructure through the installation of 1.3km of new sewer main.

Lanser anticipates the first residents will move in by 2029 and the project will be complete in 2036.
