Landcom Greenlit for Glenfield Affordable Homes

The NSW government developer Landcom has been given the nod for a part seven, part eight-storey affordable housing block at Glenfield with minimal amendments.

The 3436sq m site at lot 12 Roy Watts Road is walking distance to Glenfield station, 15km northeast of Cambelltown city centre and 31km southwest of the Sydney CBD.

The site, a stone’s throw from Hurlstone Agricultural High School, is at the north fringe of the Glenfield to Macarthur southwest growth corridor.

It will yield 120 affordable units managed by a community housing provider for a minimum of 15 years, including 5 per cent (6 units) affordable in perpetuity and 12 adaptable units.

Apartment typography will comprise 52 single-beds, 56 dual-bedroom and 12 three-bed units.

Building height and unit typography were waved ahead as proposed, while communal space was reduced slightly, and gross floor area increased. 

The project received three submissions, none in opposition.

The site is at the northwest corner of Landcom’s Glenfield West Precinct—a 15-year plan for a new 12-storey town centre and about 3900 homes.

In May the state government-owned developer proposed an additional 1300 homes for Glenfield West, bringing the target up to 5200 homes (10 per cent affordable).

The NSW government rezoned Glenfield in 2021 to unlock up to 7000 homes.

Under the National Housing Accord, Landcom has promised to build 1800 affordable homes by 2029.

The part seven, part eight-storey building will have green, grey and red cladding.

Parking space for 61 cars will be split between a single basement and ground level.

Architecture firm Hills Thalis has designed a red, green and grey clad tower, ground floor brick building stepped to accommodate a 3.5m ground level rise.

Land has been set aside in a superlot adjacent to the site for a medium-density, two to three-storey townhouse development.

Landcom’s $103 million all-affordable project in the Macarthur Gardens North Precinct at Cambelltown, 14km away at the southern end of the growth corridor, won approval in May.

Elsewhere in the state, a 50-unit build-to-rent project in Landcom’s 500-home East Lismore precinct topped out earlier this month. In July the public developer unveiled 1300 homes across the Northern Rivers region.

Landcom’s Roy Watts Road affordable housing block will cost about $75.5 million to build and is expected to complete 2029.
