Landcom Tops Out 50 BtR Units in Lismore As Renewal Accelerates
Landcom has topped out its 50 build-to-rent homes in East Lismore, as the public developer also progresses the 72ha 500-home masterplanned precinct adjacent to the site.
Climate resilience and affordable housing are a key focus development in the area. After 2022 flooding in the area, homelessness became a marked problem for the region 161km south of Brisbane and 600km north of Sydney.
The project at 32 Crawford Road and 138-146 Military Road will support a planned 33 per cent increase in population, and 50 per cent increase in housing stock, over the next decade.
When presenting the Lismore 60,000 plan, Solve Property chief planner Gary White told The Urban Developer that “the median house price in the Northern Rivers areas is up there with Sydney”.
“The homelessness numbers are up there with Sydney…if you have one figure for demand, and another for supply, then you’re not getting a true reflection of demand for housing,” White said.
The Landcom build-to-rent project includes a 20 per cent affordable component across its mix of studios to three-bedroom apartments. Initially slated for a 2026 move-in date, major works are now projected to complete this year and finishing touches in early 2027.
Lismore MLA, and minister for recovery and the North Coast Janelle Saffin, said that the project is built above the flood zone and “delivers the diverse housing options local single and small-household renters urgently need”.
"Despite the weather challenges along the way, the Landcom team and local contractors have done an amazing job getting us to this stage and I am happy to say so,” Saffin said.
The council’s plan for growth is equivalent to about 16,000 new residents and 10,000 new homes, along with 6500 new jobs. The health and education industries are projected to form the foundation of the uplift in economic activity.
Separately, the council is running an expression of interest campaign for a 21-lot industrial subdivision at 97 Caniaba Street in South Lismore.
Lot sizes and layout for the 11ha site will be determined through engagement with industry during the EOI campaign.
