Kratzmann Serves Up Plans for Next Waterfront Sunshine Coast Project

New riverfront plans for a luxury midrise residential development at Maroochydore have been served up by Sunshine Coast developer Mark Kratzmann.
The eight-storey scheme designed by Cottee Parker Architects comprises 14 high-end apartments fronting the Maroochy River.
It is earmarked for a 1012sq m site at 54-56 Picnic Point Esplanade that property records indicate the former tennis champion’s Kratzmann Group amalgamated for a combined $6.15 million.
Overall, the proposed development would accommodate 13 three-bedroom units topped by a full-floor four-bedroom penthouse on the seventh level.
Targeting the luxury owner-occupier market, expansive private balconies—ranging from 27sq m to 72sq m—are integrated into the design to capture prevailing breezes and river views.
On the ground level, a communal recreation area tailored for the coastal lifestyle is planned, featuring a swimming pool, spa, sauna, and dedicated watercraft and surf ski storage.
Two basement levels would provide 35 carparking spaces—31 for residents and four for visitors)—alongside 18 bicycle spaces and two motorcycle bays.
According to a planning report prepared by Project Urban, the proposed development stays within the infill site’s 25m height limit.
“The development achieves an attractive architectural design… compatible with the existing and intended scale of development in the area being located within a strip of high density unit complexes fronting the Maroochy River,” the report said.
Architecturally, the scheme incorporates varied roof forms, vertical fins, brick textures and clear glass balustrades to reduce visual bulk and enhance the coastal streetscape.
One of the key design elements of the proposed development are its pedestrian entry arbours incorporating planters.

If approved, the proposal would replace an existing house and block of three units on the waterfront site.
The Kratzmann Group is no stranger to the waterfront strip along the Maroochy River, having previously developed the five-storey Noir Picnic Point and eight-level The Ivy Picnic Point.
Earlier this year, Pellicano Group revealed a twin tower build-to-rent and short-stay accommodation proposal for a site at 45-49 Plaza Parade, Maroochydore.
Under the Melbourne-based developer’s plans filed in February, the mixed-use scheme would rise 16 storeys from a 5157sq m site
Overall, it would comprise a total of 258 one, two and three-bedroom units above a multi-level podium and ground-floor featuring a centrepiece laneway and courtyard plaza as well as 825sq m of retail-commercial space.
And in May, work began on a $150-million hotel in the Sunshine Coast hub.
Backed by Felix Capital, the Crowne Plaza Maroochydore, approved in December, will deliver 180 rooms alongside more than 900sq m of flexible meetings and events space, anchored by a 600sq m ballroom.
