Plans Lodged for Development of ‘Supersite’ in Ivanhoe East

Property developer JWLand has submitted an application to the Banyule City Council to develop a 'supersite' of 14 houses in Ivanhoe East.

The development has been beleaguered by controversy when original owner, prominent Melbourne QC Scott Morris, put part of the site up for sale in 2006 while he was head of VCAT.

Morris withdrew the site from the market later that year following 200 formal objections to Banyule City in relation to a planned deal with developer Rathmines Investments.
JWLand acquired the 1.52-hectare site, with an amalgamation of 15 titles, for over $30 million in April 2017.

The site will eventually house 118 medium density, low-rise residences in one of Victoria’s most tightly-held suburbs.

The residences will be made up of 107 apartments, ranging from two, three and four bedrooms, and 11 townhouses.

The proposal included a mix of two and three storey buildings, in keeping with the existing low rise character of the area -- this is consistent with the requirements of the General Residential Zone, which stipulates a maximum building height of three storeys.

46% of the site has been set aside as open space. A new Village Green including a pedestrian path will be delivered as part of the project, and will be open to the public for everyone to enjoy.

“Ivanhoe East represents our first foray into the Victorian market and we are wholly committed to delivering a quality development that integrates and uplifts existing neighbourhood characteristics,” JWLand Head of Development Anthony Cuzzupi said.

The architectural design process for Ivanhoe East began with a holistic investigation of neighbourhood and site influences, with emphasis placed on the sites’ interaction with nearby parkland and vegetation.

“In the early design phases of this project we undertook extensive community consultation to ensure our vision aligned with community expectations, enhancing liveability for existing and future residents," Cuzzupi said.

Design studio Architectus were appointed to the project to develop the site's architectural and landscape design solution.

The site is located approximately nine kilometres north-east of Melbourne’s CBD. A number of the apartments will be situated overlooking Ivanhoe Park.

Construction is expected to begin in the second half of 2018 and marketing for the first stage release will commence early next year.
