Ipoint Reveals Office Proposal for Melbourne’s Cremorne

Ipoint Property Group has submitted plans for an eight-storey commercial building at Cremorne, targeting the precinct’s growing creative industries and technology sector.
The application, lodged with the City of Yarra, proposes an office development at 101-103 Dover Street of eight levels above a single basement level at an estimated construction cost of $5.25 million.
The site is 3km south-east of the Melbourne CBD and within Cremorne’s Major Employment Precinct, an area shedding its traditional manufacturing identity in favour of more contemporary commercial uses.
Eric Sette Architects has designed the building. The design includes landscaped terrace areas on level four and the rooftop, providing outdoor spaces for office tenants.
The proposal seeks a reduction in carparking, requesting a waiver for 22 spaces with eight onsite parking spaces provided rather than the 30 spaces required under planning provisions.
Planning documents said that the development aligned with the Cremorne Revised Urban Design Framework adopted by the council in 2023.
Design features address heritage considerations for the adjacent Slade Knitwear building, with the parapet configured to avoid obstructing sight lines.
Northern and southern elevations adopt a “blank canvas approach”, eliminating windows or balconies at common boundaries except for the rooftop terrace.
Cremorne is becoming a commercial hub for global companies, startups and co-working spaces focused on creative design and digital technology.

The precinct is near public transport and the city, which is driving demand for contemporary office accommodation, according to the planning report.
Cremorne has attracted various commercial development applications during the past year.
Early last year the state planning minister approved Bayley Stuart’s 12-storey office scheme at 101 Cremorne Street, comprising 10,917sq m of A-grade office space and 569sq m of retail with a construction cost of $56.5 million.
Accommodation and mixed-use developments in the area include Zig Inge Group’s 89-room hotel at 49-51 Balmain Street approved by the state in September last year, an 11-storey short-stay scheme proposed for 117-119 Dover Street, and Peregrine Projects’ plans for an 11-storey office building at 24-28 Cremorne Street with three food and beverage tenancies.
