A boutique hotel in Hobart’s historic Salamanca Place would more than quadruple in capacity under a $30-million expansion proposal.
The Moss Hotel at 39 Salamanca Place, Battery Point, would grow from 20 to 89 rooms, according to the proposal before the Hobart City Council.
Under the plans filed by Behrakis Group Property Holdings, two non-heritage-listed commercial buildings would be demolished to make way for a four-storey wing on Montpelier Retreat.
Heritage-listed buildings at 4 Montpelier Retreat and 41 Salamanca Place would be incorporated into the redevelopment of the hotel in one of the Tasmanian capital’s most popular visitor destinations. The site is metres from the popular Salamanca Market.
According to the proposal, the new structure would complement the existing heritage building, and features stone cladding and decorative tiling that draw inspiration from the area’s Georgian sandstone warehouses.
It said that although the plan exceeded the area’s 12m height limit with a proposed 17m-high structure, the design by Altis Architecture incorporated setbacks to preserve the prominence of the heritage frontage.
In the planning documents, heritage consultants Lovell Chen said the design was “in harmony with its historic surroundings”.
“The new addition is well articulated to prevent its presentation as a single monolithic structure and it adopts a stepped form with increasing setbacks in respect of the topography of the site,” it said.
“When viewed from the north, from Salamanca Place and beyond, the new addition will present as a backdrop element rising with the alignment of the quarry site.
“The addition will present as a juxtaposition with the heritage buildings but does not intrude or compromise the heritage value of the retained buildings within the streetscape.”
The proposal also includes a cafe, bar and function room on the ground level and 13 basement carparks for guests and staff. The hotel opened in June of 2019.
The public consultation period for the scheme closes on October 28.
