Goodman Unveils its Most Sustainable Queensland Shed

Industrial developer Goodman Group has opened its latest addition to the Rochedale Motorway Estate, a 16,870sq m state-of-the-art service centre for sustainable packaging solutions group CHEP.

The joint venture with Brickworks is reportedly one of Goodman’s greenest properties in Queensland with a 450kW solar system, which will generate about 700mWh a year. 

The shed also features LED and movement sensor lighting, rainwater reticulation, a solar hot-water system and a fully integrated wastewater treatment plant. 

Goodman chief executive Jason Little said the ASX-listed company was firmly focused on a sustainable future.

“Delivering high-quality, sustainable properties in strategic locations like Rochedale is important to Goodman,” Little said.

“At Rochedale Motorway Estate, we’re able to create space that supports CHEP’s sustainability goals and its future growth. 

“The service centre has also contributed to local jobs growth including around 120 jobs during construction and another 90 now on completion.”

Goodman has continued to go from strength to strength, capping off the financial year with a $1.5 billion operating profit. 

Its total assets under management are now valued at $73 billion, which is up 26 per cent on the previous financial year, and portfolio occupancy sits up at around 98.7 per cent. 

Goodman Group chief executive Greg Goodman said the demand for industrial space had continued to feed the company’s bottom line. 

“Our customers’ need for more productivity and sustainability from their supply chains continues to drive demand,” Goodman said.

“By focusing our portfolio and $13.6 billion development workbook on key infill locations, we have seen accelerating market rental growth, significant valuation uplift and subsequent outperformance of our partnerships.”

Goodman Group’s development continues at breakneck pace with a production rate of about $7 billion in the past financial year. About 99 per cent of new properties were leased upon completion, with a weighted average lease expiry of 12.2 years. 

The industrial developer acknowledged the ongoing construction-cost-escalation issues but said margins remained strong in line with rental price growth, which was outpacing the increase in construction costs. 

CHEP Australia director of Plant Operations Graham Wrigglesworth said the Rochedale facility enabled the company to provide an environmentally efficient supply chain to its customers. 

“This service centre is just one part of the company’s ongoing and significant investment in industry-leading facilities and comprehensive network coverage for essential supply chains,” he said.

“Rochedale is well located with excellent road connectivity for customers and employees and this new site supports the achievement of our sustainability goals.”
