Dandenong Launch Expands Frasers, IVE Logistics Assets

A decade-long partnership between Frasers Property Industrial and IVE Group has opened another asset, a 32,000sq m warehouse in Melbourne’s south-east.
The Rubix Connect facility at Dandenong South, about 45km from the CBD, is IVE Group’s sixth site developed with Frasers Property Industrial.
It increases IVE’s Victorian footprint to more than 80,000sq m of gross lettable area.
The new facility also lifts IVE Group’s Victorian third-party logistics footprint by 60 per cent and by 30 per cent nationally.
The facility also includes a 700sq m office, six recessed loading docks and 23 at-grade roller shutter doors.
It will be used for the storage and distribution of printed materials and branded products for customers across Australia.
Rubix Connect is now fully leased and occupiers include IVE Group, SJ Display Group, Fletcher Insulation and Penguin Random House.

The development has been designed to target a 5 Star Green Star Design rating and incorporates a 480kW solar system and a 240kW battery to reduce electricity usage.
Meanwhile, Goodman has sold the former Hella headquarters at 54–76 Southern Road at Mentone, about 30km south-east of the Melbourne CBD, in an off-market transaction for about $62.7 million after holding the site for seven years.
The 6.25ha property, which recently had older warehouses demolished, is earmarked for a business park comprising about 30,000sq m across about 30 tenancies.
Goodman acquired the Mentone site for $27.48 million and relocated Hella to an 8000sq m distribution facility at the Chifley industrial estate at Moorabbin.
The sale forms part of a broader reshaping of Goodman’s industrial landholdings in Melbourne’s south-east.
