Plans have been filed for an ‘elegant’ residential block in the inner Sydney suburb of Edgecliff.
The proposal for 365 Edgecliff Road was lodged with the Woollahra Municipal Council for the suburb where median apartment prices range from $615,300 for one bedroom to $2.7 million for three.
The developer is Edgecliff Residences Pty Ltd, a company partially owned by Sydney developer Concretive with directors listed as Shu Su and Wenshuo Wang.
If approved, the developer would demolish the existing strata-titled residential building and build a six-to-seven-storey apartment block.
The site has some construction and engineering issues, characterised by steep, excavated terrain, posing a “challenge to appropriately address both street frontages”.
The built form has been broken into two wings following the existing subdivision pattern, which also faces New South Head Road.
“The elegant new development, designed by [MHN Design Union], has been carefully sculpted to maintain contextual compatibility and neighbours’ amenity, while providing a high level of amenity for future occupants,” the developers said.
The new block will comprise 11 apartments, the majority three bedrooms with just two two-bedroom units. and have a “high level of resident amenity” with secure basement parking, and front and rear gardens.
While the proposal exceeds the height standard for the medium-zoned residential area, it is due to the topography and excavation level, according to developers.
The site is 2.5km from the Sydney CBD and 200m from the centre of Double Bay.
Edgecliff is a sought-after suburb on the cusp of new development with a 12-storey residential, commercial and retail precinct planned for 136-138 New South Head Road moving a step closer after the NSW government planning department issued gateway determination in June.
Fortis is planning a $90-million apartment project in the neighbouring Darling Point due to the location’s proximity to Edgecliff train Station, after picking up the site for $17.5 million in 2020.
However, plans for an Edgecliff Commercial Centre, launched in 2021, were halted in 2022 after the Department of Planning and Environment proposed the council’s planning proposal not proceed after objections from Transport for NSW over reserved land intended for public transport.
