Sydney-based Just Properties Group has lodged plans for a $46 million mixed-use apartment project in Epping, in Sydney's north shore.
The suburb, located 18 kilometres north of Sydney's CBD, has become a booming residential area and a attractive prospect for apartment developers.
Just Properties will join a slew of developers building apartments in Epping, including Stockland, Poly Australia and Loftex.
The development site, located at 16-18 Cambridge Street, lies within the Epping town centre facing the T1 railway line and is within 400m of Epping Station.
Architectural firm Nettletontribe and landscape architects Arcadia will be involved in the project which outlays a 22-storey residential tower.

A total of 84 residential apartments are proposed with ground floor retail offerings, commercial office space, and 104 parking spaces.
The building will include a small communal garden on level three and a sky garden on level eleven.
The application will now be determined by the Sydney Central City Planning Panel.
Diversified property group Stockland has lodged plans for the $181 million rejuvenation of a heritage-listed parish site fronting both Oxford and Cambridge Streets and the construction of a 29-storey tower.
Developer Cbus Property has also unveiled plans for a $500 million mixed-use apartment project, "The Langston", at 12-22 Langston Place.
Boutique operator CostaFox also has a prospective industrial development on a 9.5-hectare site in Epping.
