Townhouse projects are stacking up across the country, including the national capital, if freshly filed plans are anything to go by.
A planning application lodged with the ACT Government by Canberra developer Elevated Living proposes a multi-unit housing development comprising 60 townhouses and apartments.
The plans from DNA Architects detail 12 one and four two-bedroom units alongside three and four-bedroom townhouses across four blocks, which would be a maximum of three storeys.
The precinct is planned for a 1.1ha site at Denman Prospect, Molonglo Valley, that slopes down to the Molonglo River, providing “opportunities for spectacular views and connectivity to the river corridor”, according to the application.
The 11,208sq m block at Stella Young Way is next to the intersection with Manoa Street.
The project will also deliver amenities including solar access and private open space.
Denman Prospect, about 15 minutes by car west of the Canberra CBD, is an emerging suburb within Molonglo Valley.
Development of the locale is being spearheaded by Capital Property Group, whose founder Terry Snow recently passed away.
Developers taking up greenfield sites in the area include Bronte, which filed plans for 152 homes in the vicinity this year.
The latest stage of a major housing development in the area, Stromlo Reach, was approved by the ACT Government in February 2024.
Under that development, 295 single-home residential blocks and 15 multi-unit sites to accommodate about 839 homes are planned. Around 20 per cent will be affordable housing.
Interest in townhouse developments is on the rise, thanks to their use of space to increase density as well as affordability with calls nationally for developers to focus on the typology.
