Charter Hall Files Plans for Two Eastern Creek Mega Sheds

The site of a former World War II army encampment is being transformed into a warehouse and logistics hub to service the undersupplied Western Sydney market. 

Charter Hall has filed plans for two logistics warehouses across Lots 1 and 3 at the Light Horse Interchange Business Hub (LHIBH) at 165 Wallgrove Road, Eastern Creek, with a capital investment value of about $56 million. 

According to planning documents filed with the NSW Department of Planning, the facility would contribute to a more cost-effective and functional supply chain for the state’s residents. 

Charter Hall already has concept plan approval for the site and the NettletonTribe-designed plans for Lots 1 and 3 would represent the second and third warehouses to be delivered on the site. 

“The design imperative underpinning the approved LHIBH is to create a masterplan that is flexible, high quality, and sustainable to support the needs of end-user tenants,” planning documents stated. 

“The LHIBH will comprise an innovative and sustainable logistics estate located within the Western Sydney Parklands.

“It is anticipated that the two warehouses will be the second and third warehouses to be delivered on the site by Charter Hall and will form an important element of the overall development strategy for the LHIBH.”

The warehouse on Lot 1 comprises a total building area of 24,920sq m to a height of 14.6m, which includes warehouse floorspace, office and a 55sq m cafe, with parking for 155 vehicles. 

The second proposed warehouse on Lot 3 comprises 19,740sq m of building area, including warehouse and office, with 119 carparks.

According to Charter Hall, the sheds are likely to be available for leasing in early 2024 in an area that is highly connected to western Sydney’s arterial road network. 

The city’s industrial supply is heavily constrained with gross take-up in the first quarter of 2023 at just 443,261sq m, well below the five-year quarterly average rate, according to CBRE research. 

Total new supply due to come online this year is expected to hit a record high of 3.1 million sq m with 66 per cent already pre-committed.
