Sydney’s Burwood North Metro Rezoning Targets 18,300 Homes

A state-led rezoning around the future Burwood North Metro station could unlock up to 18,300 homes and 3900 jobs as NSW continues to focus housing growth around Sydney Metro infrastructure.

The draft proposal covers a 113ha precinct within 800m of the planned station and is on public exhibition until April 10.

Detailed planning has increased the expected housing yield by more than 3000 homes since the rezoning was first flagged in August last year, lifting the potential capacity from about 15,000 homes.

The precinct plan proposes building heights from eight to 42 storeys alongside improved public spaces and upgraded walking, cycling and local road connections.

Between 5 and 10 per cent of new housing would be delivered as affordable homes in perpetuity under the draft controls.

The new station is part of the Sydney Metro network and is expected to create travel times of about 10 minutes to the Sydney CBD and Parramatta.

Planning authorities say the rezoning aligns with the government’s broader push to concentrate housing growth in well-serviced areas close to jobs, public transport and existing commercial centres.

The Burwood North proposal also forms part of the government’s broader program of state-led rezonings across NSW.

Across 68 such rezonings under way statewide, planning authorities estimate more than 236,000 homes and about 167,000 jobs could be unlocked.

Many of the Sydney-based rezonings are focused around Metro and rail corridors including areas such as the Bays West precinct, the Metro West alignment and stations along the Sydney Metro City and Southwest line.

Planning and public spaces minister Paul Scully said the Burwood North proposal would support growth in a well-connected urban centre.

“The Burwood North rezoning proposal allows for more than 18,000 new homes and nearly 4000 jobs in a thriving neighbourhood close to world class public transport,” Scully said.

Burwood mayor John Faker said the plan created a “once-in-a-generation opportunity” to reshape the area.

“With world-class transport links and upgraded infrastructure at its core, this rezoning ensures Burwood North grows into a lively, accessible precinct where public life, employment and community activity can thrive,” he said.
