Brisbane’s Most Liveable Suburbs

Alderley, Wilston and Ascot are a few of the Brisbane suburbs topping the list as the city's “most liveable” according to a recent study.

Despite Australia's major housing market downturn in recent years, Brisbane’s market has remained relatively steady and fared better than most of the nation’s capital cities.

Domain’s Liveable Cities Study, by Deloitte Access Economics and Tract Consultants, used 17 indicators to rank 260 suburbs across greater Brisbane in the research.

The study found Alderley, in Brisbane's north with a median house price of around $860,000 for the 12-months to July, received the highest overall score of the 260 suburbs studied.

The Liveable Cities Study shows that in total, Brisbane was home to 14 suburbs awarded a 10 out of 10 score, including Ascot, Wilston, Paddington, Newmarket, Red Hill, Kelvin Grove, Windsor, Albion and Grange.

The indicators included density of cultural services, retail, access to cafes and restaurants, access to trains and buses, employment, crime, primary and secondary education, mobile and internet access, open space, tree cover, topographic variation, coast and beach proximity, walkability and congestion.

Brisbane is still working through a “moderate correction”, with recent Corelogic and Moody’s data forecasting that Brisbane could record house price growth of 2 per cent in 2020.

While the latest SQM data says Brisbane’s market, also expected to benefit from the recovery in mining investment, could see price rises of between 3 to 6 per cent next year.

In Melbourne, suburbs South Yarra, East Melbourne, Carlton, Fitzroy North and Hawthorn made up the Victorian capital's top five most liveable suburbs.

With South Yarra taking the crown as the top spot for the third time, according to the Domain study.

“Liveability means different things to different people, and what might be valuable to one individual might be less so for another,” Deloitte co-author Daniel Terill said.

The rankings took in 569 suburbs across the harbour city to find Sydney's most liveable locations.

Milsons Point on Sydney's lower north shore, Lavender Bay, Sydney CBD, Kirribilli, and McMahons Point rounded out Sydney's top five most liveable suburbs.
