Hundred-Home Subdivision Revealed for Hobart Suburb

Homes Tasmania has submitted subdivision plans to pave the way for more than 100 homes in a Hobart commuter suburb. 

Plans for the 10.7ha site is at 33 Elderslie Road, Brighton, 27km north of the capital, include public open space.

The site is within the Elderslie Road reservation. Sewer connection works are also part of the plan.

It would be next to the new Brighton High School, currently under construction in the suburb that Homes Tasmania called Hobart’s fastest growing.

Existing homes on the site would be retained, as would outbuildings.

The subdivision would deliver a range of lot sizes and shapes, all at least 450 square metres. 

According to Homes Tasmania, approximately 85 per cent of the new lots would be made available for affordable home purchase under the MyHome shared equity program, which reduces upfront costs and mortgage repayments.

The affordable and social homes developer said the subdivision “aims to increase housing in areas with high demand for social and affordable housing”. 

Construction would be undertaken by a local contractor employing local workers, and it is expected to add more than $34 million in economic benefits to the region.

The project responds to the South Brighton Development Precinct Plan, which covers a 60ha development site.

The demand for homes in Tasmania has increased significantly in the past three years.

In 2022, the Tasmanian Government identified the need for at least 30,000 new homes in the state, which has a population just over half a million people.
