Brokered by Bayleys, the listing details a substantial amenity package: a 25m wet-edge infinity pool with a children’s pool, a 12-seat private cinema with tiered automated seating, a fully equipped wellness suite with steam room and sauna, and a custom internal rainforest feature.

A private marina berth and six-seater buggy are included. An adjoining land parcel is available separately.

Architectural plans have already been drawn for a significant expansion incorporating three additional guest suites, a boardroom, commercial kitchen, pickleball court and resort-style wellness facilities including treatment rooms.

Although the property has not previously entered a rental pool, the incoming owner would have the option to participate in the Six Senses Fiji rental management program, providing a pathway to income generation.

Foreign ownership in Fiji is permitted under an established regulatory framework, and the asset can be managed entirely from abroad through local legal networks.

Bati Ni Wai Tui is listed at FJ$27,500,000—or AUD$17,585,000 (at the time of publication).
