Australia Post Centre in SEQ Sells for $70m with Eight Year Leaseback

Charter Hall has expanded its industrial footprint in Brisbane’s south-west, acquiring the Australia Post distribution centre at 11 Clinker Street, Darra, for $70 million.

The transaction, struck on a reported 5.75 per cent yield, comes with an eight-year leaseback to Australia Post, securing income from the postal giant’s freight arm StarTrack, which will continue operating from the site. 

The Darra sale is the second completed transaction from a broader Australia Post divestment strategy, which brought a portfolio of distribution assets worth more than $400 million to market earlier this year. Australia Post reportedly settled on the sale in June.

The transaction was brokered by CBRE’s industrial and logistics capital markets team including Chris O’Brien, Matthew Fraser-Ryan, David Corke and Peter Turnbull.

The 7.27ha site about 12km south-west of the Brisbane CBD comprises a 22,223sq moffice and warehouse facility complemented by 8000sq m of hardstand, a configuration suited to last-mile logistics and parcel distribution given its proximity to major arterial routes, the agents said.

Other assets from the portfolio to have changed hands in recent months include a Gold Coast distribution centre sold to Boldstone and a Brisbane asset at Northgate sold to Pittwater Industrial.

The deals points to sustained institutional appetite for government and quasi-government leaseback opportunities, particularly where tenants such as Australia Post offer long-term stability in a sector facing tightening industrial supply.
