Plans Filed for Three-Block Geelong Business Park

Plans have been filed for a $13-million office precinct in Geelong’s Newtown.

The Mark J Gratwick Architects-designed project for Balyang Park Estate at 45-47 and 51-53 Riversdale Road, to be called Barwon Business Park, would have three office buildings across the site.

Two three-storey blocks would occupy the front and back of the  5130sq m site while the third, in the centre of the site, would have four storeys.

There would be 20 office tenancies in total— three in the front building, nine in the building at the rear of the site, and eight in the third building.

The ground floor of each building would have garages and carparking spaces. 

A small pod to serve takeaway food and drink is also included in the plans.

The total building footprint for the site is 1910sq m and the submission includes a request to waive 21 of the required carparking spaces as 60 bicycle and motorcycle parking spaces are provided in the buildings and outside.

There are additional carparking spaces at the front, and two side of the central building.

The site is in the Rocky Point Heritage Area and so is affected by the Heritage Overlay Schedule 1617.

There are minor sheds and buildings on the site that would be demolished under the submission. The site neighbours a heritage-listed building designed by Thomas R Yabley known as Barwon Bank.

It borders the Barwon River to the south and the EP Robinson wool scourers building is to the north-east of the site, further along Riversdale Road.

ASIC records show that Balyang Park Estate is owned by Megan Scott Holmes and Achalen Doric Holmes.
