Cbus Property Files 30-Storey Spring Hill Tower Plan

Cbus Property has filed plans for a 30-storey tower of 125 apartments in Brisbane’s rapidly growing Spring Hill.

The proposed podium and tower project will spread residents across 27 levels in a mixed-use zone. 

Resident amenities including a gym, pool, barbecue and outdoor recreation area will take up the lower floors, as well as a carpark and workshop. 

Architect Rothelowman has emphasised subtropical character while “adopting the principles of a front yard and backyard as its design ethos” in individual apartments, and the tower as a whole.

It comprises 60 two, 45 three and 20 four-bedroom apartments, each with a minimum of 22.5sq m private open space. Larger apartments will hold up to 124.1sq m  open space. Residents and visitors will be able to access 246 carparking spaces.

The 1835sq m site at 185 Wharf Street also includes lots at 167, 171, 175 and 179 Wharf Street. 

A four-storey commercial building on the site, to be demolished, has stood vacant since the Queensland government sold it in 2014.

Silverstone Developments had plans approved in 2015 for a 15-storey tower with 141 units at the site, with those rights valid until 2023 under two four-year extensions.

Cbus Property bought the site and rights later that year for $14.6 million, after local height limits were pushed upwards to 30 storeys.

Urbis acted for Cbus Property in filing the development application.

It has been a solid 2022 for Cbus Property—in June it acquired the other 50 per cent stake in 205 North Quay, in the city’s North Quarter, from its joint venture partner MJ Nielson.

The project got under way in May after Hutchies picked up the construction contract in the wake of the Probuild collapse.

In July Cbus Property lodged plans for an ambitious $700-million, 28-storey residential tower in North Sydney.

The Cbus Property joint venture acquired the site at 173-179 Walker Street from Sydney developer Avenor last year and engaged FJMT to design a landmark residential tower for North Sydney.
