Double Highrises Proposed for WA’s Cottesloe

Double towers that include a luxury hotel would rise from a site in one of WA’s hottest suburbs under revised plans before the state.

Planned for the 3200sq m site at 7-11 Station Street, Cottesloe, are two towers of 15 and 17 storeys atop a shared podium with communal amenities, including a pool.

Valued at $200 million, according to documents filed with WA Department of Planning, Lands and Heritage, the project comprises a 128-key five-star hotel, 125 apartments, food and retail spaces, and four levels of basement parking.

Developer Sirona Urban first filed plans for the site in December, 2021, which have had several rounds of design evaluation in that time.

The apartments would comprise five studio, four one-bedroom, 65 two-bedroom, 49 three-bedroom and two four-bedroom apartments, while the hotel would also include a restaurant, function area, lounge, bar, co-working spaces and pool.

Lower floors would comprise 1300sq m of commercial and retail floor space. Amenities on the podium roof would include pool, cocktail lounge and gym.

The four levels of basement parking would include 289 car bays and two access points from Station Street.

There would be a new pedestrian link from Station Street to De Nardi Lane.

The project has been designed by Architectus and would replace two U-shaped shopping plazas.

According to the plans prepared by Element Advisory, Sirona Urban wants to develop “an inspirational, appropriately proportioned and high-quality mixed-use precinct, which addresses the specific needs of the Cottesloe community, on a prominent site within the Town Centre core, and metres away from Cottesloe Railway Station”.

The developer said the project would “support the realisation of the Town of Cottesloe’s precinct revitalisation aims, along with state-level strategic planning objectives ... [for] infill development and increased density”.

However, Cottesloe, about 22km south-west of the Perth CBD, has been a tricky location for some projects.

In June, Andrew and Nicola Forrest’s Fiveight long-planned Indiana Teahouse redevelopment was voted down by the Town of Cottesloe, which cited lack of information from the developer.

The plans have been in motion for almost three years, however, a redevelopment of the teahouse, which is less than 30 years old and holds heritage listing, has been on the cards for about 19 years.

Sirona’s Matthew McNeilly told media the inclusion of a hotel was “ambitious” but he hoped it would be seen as an asset for the beachside suburb.

“I would describe the hotel as bespoke and higher end but we want it to retain that Cottesloe feel,” he told WA media.

“It’s pretty ambitious but we don’t have a boutique lifestyle hotel in Perth and we think Cottesloe is the right place to try.”

McNeilly said a preferred hotel operator would be chosen in the new year.

The application is open for comment until November 4.
