Villawood Submits 66-Lot Burleigh Townhouse Plans

Villawood Properties has lodged plans to build a 66-lot townhouse-style development in Burleigh Heads to capitalise on the suburb’s ever-growing popularity.

Developments in the coastal suburb have ramped up since the onset of the pandemic with multiple high-rise applications, however, house and land packages have been less common.

The property is the final stage of a 20ha development near Tallebudgera on Cowell Drive and the end of Sullivan Road at Lot 117 Pacific Highway.

Villawood acquired the site earlier this year, which would eventually have 61 lots of between 600sq m and 3000sq m along with five master lots, including the latest application.

The Arbour Burleigh plans designed by Ellivo build on a 59-lot development approved for the site in 2008.

The 9469sq m site has already been cleared and the plans indicated the project would be sold as house and land packages.

The estate would create a “highly sought-after residential product consisting of high-quality ... houses” according to the application before the Gold Coast City Council.

“The built form will resemble that of a more traditional townhouse product, however, will establish each dwelling on a freehold lot with the creation of a public road and stormwater lots,” the application said.

“The development provides for a far better utilisation of fully serviced unconstrained land that delivers a higher dwelling yield to align with council and state planning policies for infill housing to cater for the expanding population.”

The median house price on the Gold Coast is $810,500, up 3.9 per cent and units were $510,000 up 6.3 per cent in the September quarter, according to the Real Estate Institute of Queensland.

However, prices varied greatly between suburbs with a large number of luxury apartment developments along the coast.

In Burleigh, plans were recently lodged by Allure for a 17-storey tower on The Esplanade, while Norfolk and Forme have teamed up for a similar-sized development on the same street.

Work is continuing along the Gold Coast Highway work on the latest light rail stage, which has also attracted new developments including a tower for the old Burleigh theatre.
