Two developers have lodged separate planning applications for two towers with combined construction costs of $245 million in Melbourne's Chapel Street.
Lantern River Pty Ltd is proposing a 30-level tower at 671 Chapel Street designed by Architecton.
The application reveals the tower, which would cost $115 million to build, would include shared lounges, rooftop bar, pool, library, gymnasium and yoga room.

Fridcorp is seeking approval with Stonnington City Council to redevelop an office building at 627 Chapel Street. The planned mixed use development would consist of retail, hospitality and retail uses.
Fridcorp CEO Paul Fridman told the AFR that the $500 million planned tower would have 550 apartments and lower floor retail. He said the tower would cost approximately $130 million to build.
No designs for the building have been released to the public yet.
Both proposed towers would be in the Forrest Hill precinct of the CBD.
