Sydney-based developer New Urban Villages and the Australian Education Union have filed joint plans to deliver housing for members and employees of the union.
If approved, the project would become one of Adelaide’s first build-to-rent projects, comprising 224 residential apartments in a work-live-play hub.
The proposed development would span 163A-164 Greenhill Road and 3 Porter Street, Parkside, within the City of Unley, and would deliver the apartments across a slanted 11-storey building and a 9-storey building.
According to documents, the Australian Education Union, the owners of the site, are “seeking to provide tailored and affordable rental housing for its teachers and other essential workers” with a mix of studio, one and two-bedroom apartments designed specifically to service this niche.
Also included in the mixed-use commercial and residential hub would be a dog wash, a pool, gym, indoor co-working spaces and office space.
At the front of the site is a 1930s two-storey heritage-listed building, Meaghey House, which will be retained.
The Parkside village would bulk up residential projects in the Adelaide pipeline, adding to Citify’s recent proposal for a $150-million residential and commercial precinct behind a historic Adelaide hotel.
This latest build-to-rent proposal comes after US accommodation giant Sentinel revealed plans to develop a $100-million project in Adelaide’s inner-north at Bowden.
According to a 2022 report by Ernst and Young, while the build-to-rent sector has 23,000 apartments on the books in Australia, only 3900 are completed.
