Plans have been filed for a seven-storey mixed-use medical hub at Coomera in the Gold Coast’s rapidly evolving northern growth corridor.
The proposal would comprise 28 medical tenancies spanning 15,860sq m above a ground-level pharmacy and cafes.
It has been lodged by an entity linked to Gold Coast-based general practitioner Kishore Nallapu.
Property records indicate the 5791sq m site at 2 Urban Village Way changed hands for $6.545 million in September 2022.
Under the plans, seven tenancies—including three cafes covering a combined 421sq m and a 613sq m pharmacy—are proposed at the ground level with five medical tenancies per floor above, each ranging from 135sq m to 1000 square metres.
“With the rapid evolution of the Coomera Urban Village area attracting a large number of new residents to the area, the demand for local services … that will cater to the local catchment has also increased,” a planning report said.
As well, the proposed development would deliver a 400sq m “civic plaza” that integrates with its cafes.
“Outdoor terrace seating will be provided for patrons of the cafes, as well as passive recreation areas for locals to enjoy,” the documents said.
Parking for 323 cars—including 186 staff and 137 visitor space—would be provided across three basement levels.
The scheme designed by Gibson Architects features a contemporary, curvilinear design.
“Statement entrances are provided ... to create an easily identifiable entrance that grounds the development to a human scale,” the documents said.
“The building design itself is primarily comprised of glass, punctuated by rendered slab projections that form curved balustrades, adding a dynamic rhythm and visual interest to the built form.
“Planter boxes are incorporated across all levels to soften the building and create a balance in built form and greenery.”
Coomera is about 27km north of Surfers Paradise and one of the fastest-growing regions in Australia.
In May last year, Leda Holdings—the company led by billionaire property developer Bob Ell and his son, Robert—paid $177 million for a 161ha parcel at Coomera.
The site carries approval to deliver a masterplanned community, including five neighbourhood centres and 4200 homes comprised of a mix of house and land, townhouses and apartments close to the site of two future hospitals as well as the Coomera Town Centre.
