Sector Bring New Era Warehouses to Market

Leading industrial property developers Sector Property Group has introduced a new era of warehouses as it brings 5 Ganton Court in Melbourne’s Williamstown to market.

Ranging between 473m2 923m2 of warehouse and office space, 5 Ganton Court is specifically designed for the modern business in a post-Covid environment, offering more than just a space to work.

Sector development manager Toby Dunwell said not only was the design of the warehouses appealing but the scarcity of stock meant it was the only product of its type on the market in the area.

“Office spaces in Melbourne’s fringe has become hot property post-Covid as businesses seek purpose-built offices and warehouses that incorporates home-like facilities”, Sector director David Loakes said.

The property is in Hobsons Bay City Council, which has seen strong growth due to its recent redevelopment and proximity to Melbourne’s CBD.

“There is currently no stock available for offices and warehouses of this size in Melbourne’s inner west, and the demand is high for a workplace that is designed for today, promoting work-life balance with abundance of amenities on offer,” Dunwell said.

To construct a building that is designed for today, but will stand the test of time, Mills Gorman Architects (MGA), decided to integrate these new modern spaces with the existing structure, resulting in a sustainable building with a minimal carbon footprint.

MGA director Craig Gorman said the warehouses were designed to blend in with the site surroundings, achieved by incorporating elements of greenery.

“We decided to wrap the perimeter with a bespoke fence and landscaping, to create a sense of security that also softens the interface with the street,” he said.

“By re-cladding the facade in contrasting tones, we aimed to create a sense of individuality to each unit.

“The contemporary industrial aesthetic is achieved by inserting refined contemporary elements and graphics onto the façade.”

Positioned with easy access to freeways and public transport, 5 Ganton Court is minutes from Williamstown City Centre, Altona boat ramp, Altona Gate shopping centre and the newer Millers Junction precinct, featuring Bunnings, Officeworks and Woolworths.

Site works are beginning this month.

Ned Kukic from Lemon Baxter and Tino Parisi from Compton Green are the sales agents.
