RenewalSA has filed plans for an affordable residential block in an Adelaide suburb undergoing a “a once-in-a-generation” transformation.
The SA Government’s urban development agency has engaged planners at MasterPlan SA to develop, on behalf of the South Australian Housing Trust, five storeys of affordable homes at Seaton, 10km north-west of the Adelaide CBD.
If approved, the site at Lot 1002 Glenburnie Street, also listed as 147,149 and 151 Frederick Road, would be transformed into 42 apartments in a mix of studio, one and two-bedroom units.
The 1292sq m site is vacant and was released after a land division between Frederick Road, Glenburnie Street, Matthews Avenue and Lark Avenue was approved in 2023 by the State Planning Commission.
It was previously home to semi-detached homes under the control of the South Australian Housing Trust.
While much of the surrounding land is still undeveloped, the area will become home to contemporary medium-density residential development, according to the development application.
Walter Brooke Architects plans for the block show a two-tower design with varying wall depths and in a mix of materials.
It will “maximise the delivery of affordable housing through the provision of diverse housing options in a location that is well connected to services and amenities”, the DA said.
The scale of the building can be accommodated with the brownfield redevelopment of the locality “and softened by adjacent areas of open space”, it said.
The earmarked site is near Seaton High School and the Grange Golf Club, as well as bus links to West Lakes, Seaton station and the Adelaide CBD.
The suburb has been identified by RenewalSA to undergo “a once-in-a-generation” transformation, delivering new medium-density homes.
The segment to be redeveloped is a 38.5ha plot in the north-west of the suburb, which will be subject to a masterplan offering 1450 new homes, with more than 20 per cent allocated as affordable housing.
