Project Profile - The Quarter, Docklands Melbourne

Leading Melbourne-based property developer

MAB has announced plans for its latest commercial development The Quarter at NewQuay in Melbourne’s Docklands.

The Quarter is set to occupy an entire city block on Docklands Drive, and will comprise of four separate commercial buildings, ranging from 6,000 to 11,000 square metres in size.



The development’s master plan has been designed by architecture firm

Hassell, with each building aspiring to be environmentally sustainable and reach a 5-Star Green Star and 5-Star NABERS rating.

The $250 million project is expected to add 3,500 office workers to NewQuay, with hopes to garner interest from organisations in search of purpose-built office space and efficient internal work stations.

MAB’s General Manager Commercial and Industrial, Richard Johnston, said the development will provide a unique opportunity for organisations seeking tailored and flexible office space.

“The Quarter provides an opportunity for tenants from 4,000 square metres to pre-commit and launch a new building, designed to an organisation’s exact specifications, right on the doorstep of Melbourne’s CBD with the additional advantage of exclusive naming rights,” Mr. Johnston said.

“It’s a highly flexible arrangement to suit the tenant’s requirements and, importantly, one that can be delivered within a 15 month timeframe.”

The development’s master plan also includes plans for a central piazza with a surrounding retail and dining precinct, which is due to be completed in stage one of construction.



Savills Australia has been appointed the role of leasing agent, and its Head of Division, Office Leasing, Victoria, Nicholas Farley, said that there has been strong interest shown by organisations in the education, energy, information technology and engineering industries.

“Prospective tenants have been impressed by the location which is exceptionally well serviced by amenities, freeway access, public transport and parking,” Mr. Farley said.

“MAB is planning a highly efficient construction timeline which is also attractive to organisations planning a move in the near future.

“Strong interest has been shown from organisations currently based in Melbourne’s CBD, city fringe, suburbs as well as interstate operations” he said.

The first stage of construction is due to be completed within the next 15 months, ensuring a speedy process for organisations wishing to move to bigger and better
