Private Hospital Plans Filed for $1.5bn Coomera Masterplan

Plans for the final piece in the Coomera Town Centre puzzle have been revealed as part of a $1.5-billion development masterplan on the northern end of the Gold Coast. 

Brisbane-based developers Keylin and Kinstone Group have filed a development application for a 400-bed private hospital and health precinct in two stages. 

Wedged between Dreamworld theme park to the south and Westfield Coomera shopping centre to the north, it is the planned centrepiece of what has been dubbed the Foxwell Coomera precinct. 

Future stages of the proposal include a business precinct comprising a 3600sq m commercial building as well as pitstop-style retail tenancies, service station and car wash. 

A convenience-based dining strip, including McDonald's, KFC and Taco Bell outlets is under construction on the 47.7ha site along Foxwell Road. 

The joint venture partners acquired the Coomera Town Centre South site from Queensland Investment Corporation early last year in a $30-million-plus deal. 

It had preliminary approvals in place for commercial, residential and retail development up to 15 storeys. 

With direct access to the M1 and only 350m from the Coomera train station, it is strategically located in the heart of the suburb’s growing urban centre.

Preferred operators have been shortlisted for the delivery of the masterplan’s $700-million, 60,000sq m private hospital but have not been disclosed. 

“Foxwell Coomera offers a unique opportunity to embed itself as a connected community of integrated lifestyle, health, wellness, and business experiences,” Keylin managing director Louis Cheung said. 

“We have engaged with Australia’s leading architects and hospital advisory firms to design a masterplan that delivers the region’s first comprehensive private hospital, with future stages to include campus-style allied health care, outpatient facilities, imaging, rehabilitation, and wellness services. 

 “We are also advancing concepts to support the inclusion of a swim school, childcare facilities, and family-focused recreation services with a strong focus on lifestyle and wellbeing.” 

The Queensland government has earmarked a 13.2ha site at Coomera for a public hospital. 

Kinstone Group director Tommy Hung said the proposed private hospital complemented the state government’s plans to deliver the northern Gold Coast’s first public hospital in Coomera, one of the fastest-growing regions in Australia. 

 “The scale of Foxwell Coomera, and its proximity to Coomera train station and the M1, presents an opportunity to explore how health and wellness can coexist with future-focused commercial and residential spaces, as part of a truly connected community.  

“The proposed private hospital is located on cleared land at the intersection of two new roads, Creek Road South and Wellness Way, enabling construction of the facility to be fast tracked.” 

Hung said a fully serviced location for the proposed private hospital was on schedule to be delivered by December. 

According to research by Urbis, the Gold Coast north region has no hospitals or day surgeries to cater to a rapidly growing population of more than 160,000 people.

Serenity 4212 masterplanned 65ha residential community development at nearby Helensvale.
