Plans have been filed for a mixed-use residential and commercial project at Stirling, northwest of Perth.
Currently on exhibition, the plans propose developing a site at 118 Flora Terrace, North Beach, 150m from the beach, with a development combining office and apartments.
Flora Residences is being designed by Space Collective Architects for 118 Flora Terrace, whose sold director is listed in ASIC documents as Perth property developer Ryan Henderson.
Pre-lodgement advice asked to shrink the built form slightly from six to five storeys, and from 46 units to 20 apartments with office tenancies. The Design Review Panel approved of the downsized plans.
The application submitted to the City of Stirling aims for larger apartments, with “coastal tones” in its building materials to reflect its location.
The plans also outline a 245sq m office tenancy, communal dining and co-working areas with a 140sq m central communal space, as well as 48 car parking bays.
The project includes ground-floor apartments in one and three bedrooms plus a a three-bed, 3.5-bath penthouse on the top level.
The site is 18km north-west of the CBD.
Perth has been experiencing increased investment in residential, with the WA Government supporting housing projects of all types from modular to social and affordable, such as the latest plans to replace an “eyesore” social housing block at Stirling with an affordable build-to-rent project.
Perth has also been experiencing strong home price growth, according to Proptrack, with prices up 0.79 per cent in August—the biggest rise of Australia’s states and territories.
House prices in Perth are at a median of $751,000, 23.2 per cent up over the past year.
