One of Melbourne’s biggest privately owned developer-builders is banking on the growing trend for suburban and regional office space with a $260-million, multiple-building precinct set to break ground in the first quarter of next year.
The Pellicano Group has won planning permission from Kingston City Council for the first stage of its Common Grounds development in Moorabbin, about 20km south-east of Melbourne.
The 10-year project on Chesterville Road will eventually deliver 32,000sq m of office space across five towers, each up to seven storeys. There will be about 1000sq m of retail space, food and beverage outlets, plus a 454sq m function hall, a 400sq m wellness centre and a 100-place childcare facility.
The plan calls for co-working spaces as well as flexible floorplate tenancies of 500 to 10,000 square metres.
Pellicano development manager Gerald Yeo said the group was yet to secure tenants for the two towers to be built under the first phase of construction.
“We are always in discussions with prospective tenants,” he said.
Green space and other public open areas will account for about 40 per cent of the 3.14ha site, which Pellicano acquired in 2014. A basketball court, yoga lawn and playground will be part of the community space.
Pellicano is targeting a Green Building Council of Australia 5-star rating with the development. End-of-trip facilities will include showers, lockers, secure bike storage and repair station and towel and clothes dry cleaning services.

The Pellicano Group grew out of a brick-laying business founded by brothers Frank and Nunzio Pellicano about 55 years ago. To date, its completed $4 billion in developments across residential, commercial, retail and industrial.
Most recently the developer has been pushing ahead with apartment projects in both Brisbane and Melbourneas it bolsters its build-to-rent pipeline.
