A $150-million masterplan for a 600-plus-home development in South Australia has gone public.
The proposal, which includes hundreds of social and affordable homes, is planned for Noarlunga, about a 50-minute drive south of the Adelaide CBD.
Being put together by Renewal SA, the draft masterplan shows a mix of townhouses, apartments and houses across the 22ha site that would be home to 1200 people in 626 homes.
The two-parcel infill site at Lovelock Drive is vacant and neighbours the South Adelaide Football Club.
Included are 80 social housing homes as apartments and townhouses, a minimum of 20 per cent affordable homes and at least 12.5 per cent open space.
The site is on the Seaford rail line connecting it to the capital, and close to the long-established Colonnades Shopping Centre.
The proposal is among the SA Government’s measures to solve the state’s pressing housing shortfall.
Now open for public comment is the open space component of the masterplan with the Government seeking ideas and opinions about the best use of the land.
SA planning minister Nick Champion said the estate focused on “quality open public space and streetscapes with an extensive tree canopy, creating high-quality neighbourhood amenity”.
He said the proposal was an opportunity to “turn empty paddocks into a new and vibrant community”.
“Adelaide’s southern suburbs is a hugely popular area and this development has the potential to greatly increase the supply of new housing close to existing shops, services and public transport,” Champion said.
Home construction is expected to begin in early 2026 and the first residents would move in early the next year.
Last month’s SA Budget included more than $80 million for the Noarlunga development.
As well, more than $115 million was slated for the development of 36.4ha of housing at Seaton, 13km north-west of Adelaide. Combined, the two are in line for $576 million over the next 10 years from the state.
